“V. PINE BROOK SOLAR, LLC – SUBDIVISION APPLICATION FOR 280 SOUTH MAIN STREET:
A. Background:
Pine Brook Solar, LLC would like to subdivide its property at 280 South Main Street in the City of Gloversville (Tax Map Parcel No. 149.9-1-1.1). The property is currently zoned R-1 Residential. Pine Brook Solar is proposing to subdivide the 155+/- acre parcel into four (4) lots. Lot #1 will be approximately 91+/- acres in size and will extend around the perimeter of the existing property. Lot #2 will be approximately 57+/- acres in size and will be used for the community Solar Farm. Lot #3 will be approximately 2+/- acres in size and will be created around the former clubhouse building on South Main Street. Lot #4 will be approximately 1.46+/- acres in size and will need to be combined with Tax Parcel No. 149.9-1-22, which is owned by Antonucci Wholesale Produce. Lot #4 must be combined as essentially a lot line adjustment since the Planning Board has no authority to create a landlocked parcel. page 7”
