New York State Siting Board does not consider property values when reviewing Article 10 and Section 94-c energy facilities.

Review the following studies for property values.
If appropriate then print and submit to your town.

Read the Kirkland Apprsials, LLC report for Grandy Solar, LLC, a 121.4 acre site o Caratoke Highway in Grandy, NC.
Fixed rack system.
Panels less than 10 feet in height.
Chain link fence.
No battery energy storage.

“Based on the data and anaylis in this report, it is my professional opinion that the solar farm proposed at the subject property will maintain or enhance the value of the adjoining or abutting property and that the proposed use is in harmony with the are in which it is located.”

This study is from 2016 and many solar facilities are now tracking panels that may be 20 feet in height. The tracking motors and gears may make noise every 20 minutes day in and day out. Additionally, many soalr facilities now include battery energy storage. BESS includes HVAC systems, back up generators, and continuous fans exhausting the storage containers. The Kirkland study may not be comparable to the solar facility in your backyard.

A study in upstate New York by Clarkson University in 2011 looked at 11,000 property transfers and concluded that

Study by Appraisial Group One in Wisconsin.
Found that property within 600 feet of a turbine the negative impact may be 39-43%.
If a residence was in 1,000 feet from a turbine the negative impact would be 33-36% snd if a residence is within one half mile from a turbine the negative impact would be 24-29%.
